The Buying Process

1. Pre-Approval

Understanding income qualifications for mortgage preapproval involves recognizing qualifying income sources, such as W-2 wages and self-employment earnings, versus non-qualifying income like lottery winnings and unverifiable sources, while also preparing necessary documentation and following strategic do's and don'ts to ensure a smooth approval process.

2. Buyer Consultation

A buyer consultation is essential for preparing you for the home-buying process, building rapport, clarifying your needs and wants, and aligning with your goals to ensure effective guidance.

3. Start Home Shopping

To effectively tour homes within your budget, you can arrange private showings, visit open houses, or explore for-sale-by-owner properties, and it’s advisable to bring a notepad and take photos to aid your memory of each property.

4. Make an Offer

Once you've chosen a house to make an offer on, we'll research its activity level, the number of current and expected offers, and the sale prices of similar homes nearby to determine a competitive price range and effective strategies to secure the property.

5. Home Inspection

Including a home inspection contingency in your offer allows for a thorough evaluation of the property by a licensed inspector, after which you can decide to proceed with the purchase, request repairs or credits, or cancel the contract, keeping in mind to balance requests carefully if there are multiple offers.

6. Order Appraisal

Your lender will commission a third-party appraiser to assess the home's value, ensuring the price is fair before the loan file moves to the mortgage underwriter, who, if satisfied, will issue a final commitment letter detailing the loan terms and interest rates.

7. Title Search and Survey

The attorney will verify the property title to confirm the seller's ownership and ensure any liens or judgments are addressed before closing, while a property survey will also be ordered, with a copy provided at the closing table.

8. Homeowner's Insurance

If you’re getting a mortgage, you'll need insurance for the new home before closing. This will protect against things like theft, fire, and unforeseen damage to the property.

9. Final Walkthrough

Within 1-3 days of closing, we’ll complete a final 15-30 minute walkthrough to confirm the property’s condition, ensuring all agreed-upon repairs are finished, appliances are in their original state, and systems like HVAC and water heater are functioning properly. We’ll also check faucets, garage doors, and toilets, and make sure the property is left in “broom swept” condition, ready for move-in.

10. Closing

Closing marks the moment you officially take ownership of your new property. All necessary documents are signed and filed with the County Clerk’s Office, then the keys are yours.
