Preparing your home to sell doesn’t have to be overwhelming. We begin with a thorough staging consultation to identify any items that should be added or removed to make your home more appealing, helping buyers envision themselves living there. Once staging is complete, we’ll start pre-marketing efforts, including creating standout descriptions, professional photos, and accurate measurements, as well as organizing all necessary paperwork. Finally, we’ll install a sign and lockbox to ensure your home is ready to impress on launch day.
It's time to go live! Our marketing will go above & beyond putting a sign on the yard & placing it in the MLS. We take pride in our broad advertising strategies- your home will be covered on social media, email, video & print marketing. We want to meet every possible buyer, wherever they might be looking- this includes third party sites like Zillow and Realtor.com as well as search engines like Google and social media advertisements through Meta.
Keeping your home show-ready is going to be key to getting your home sold quickly. We will provide you with a showing checklist so that we take the guesswork out of making sure you are ready for showings. Keeping a clean and clutter-free home will ensure buyers will only be able to see all the best things about your home.
Once an offer is received, we will walk you through all the facets of the offer. There are many things to consider when you receive an offer and offer price is just one of them. We will help you decide which offer best accommodates your needs and timeline.
After we have accepted an offer, inspections will take place anywhere from 3-10 days after we sign. The buyer will pay an inspector to look through the entire property and list all the things that the home could need to be fixed. Big and small items will be on this list. The report will be handed to the buyers to review with their agent. Buyers may or may not try and negotiate items. Once all parties have an agreement, we move on to the next step.
If your buyer is buying with a loan, then an appraisal will be ordered by the loan officer. These appraisal company is chosen at random from a pool of appraisers. The goal is to have the appraisal come in at or above the purchase price of your contract with no necessary repairs so that the mortgage lender will approve the loan. It is important the home be in tip top shape at this time.
The title company ensures the title is clear for closing by reviewing all paperwork to confirm there are no liens or unexpected names on the title. They coordinate with the lender to prepare all necessary documents for a smooth closing process. A property survey is conducted to identify any discrepancies between the property described in the closing documents and the actual property being purchased, ensuring accuracy and preventing issues.
A final walkthrough with the buyers will take place just before closing to ensure everything is in order. During this walkthrough, buyers will view the home in a "broom-swept" condition and verify that any negotiated repairs or updates have been completed as agreed upon. They will also confirm that the property is in the same condition as when they last viewed it and that no unexpected issues or damages have arisen. This step provides buyers with peace of mind and ensures there are no surprises before signing the final documents at closing.
Closing marks the moment you've officially sold your property. All necessary documents are signed and filed with the County Clerk’s Office and the keys are transferred to the new owners.
